Massachusetts deed excise — worked out
The deed excise, usually called tax stamps, is a seller cost in Massachusetts. It is charged at $2.28 per $500 of the sale price or any fraction of it — which means it steps up at each $500 boundary rather than running as a flat percentage.
That distinction is why most online calculators are slightly wrong. Modelling it as a flat 0.456% under-reports on any price that is not an exact multiple of $500. Look at the $750,000 and $750,001 rows below: one extra dollar of price moves the charge by a full bracket.

What these tools deliberately leave out
Mortgage insurance below 20% down, which is a real monthly cost. Your lender's actual underwriting, which is the only approval that matters. And the attorney — Massachusetts closes through attorneys rather than escrow companies, commonly a flat fee in the region of $750 to $1,250 for a straightforward purchase, which is cash on the day rather than part of a monthly figure.
