Seaport real estate

The newest housing stock in Boston by a wide margin, built on former parking and port land within roughly the last fifteen years. That means amenities and elevators as standard, and almost no pre-war inventory at all.

Ask Devarshi about buying in the Seaport

What the housing stock actually is

High-rise and mid-rise condominiums with concierge, garage parking and shared amenity floors. Condominium fees here are among the highest in the city and reflect what is being maintained.

High per square foot, but you are buying new construction, a garage and amenities rather than period charm.

What it is like day to day

Almost everything is new, wide and walkable in a planned way — Seaport Boulevard, Fan Pier, the Harborwalk. It is the least historically Bostonian part of Boston and does not pretend otherwise.

What to check in the Seaport specifically

The condominium fee and what it actually covers. Amenity-heavy buildings carry high fees, and the difference between two buildings at the same price can be several hundred dollars a month in perpetuity.

The tax position is Boston's

Seaport is a Boston neighbourhood, not a separate municipality, so the City of Boston's residential exemption and its April 1 deadline apply here exactly as they do citywide.

It goes to owner-occupants who file by 1 April, tested against ownership and occupancy on 1 January, and it is never applied automatically when you buy. The Boston buyer guide sets out the amounts and the caveats; the affordability calculator shows what it does to a monthly payment.

Who it suits, and who it does not

Suits buyers who want new construction, a garage and a lock-and-leave building. Less suited to anyone who wants a neighbourhood with a long residential memory, or who will resent the fee.
